Home inspections a wise investment even with new construction

You've watched the construction of your new home every step of the way. You chose the lot, watched as workers laid the foundation. You were there the day the siding went up, saw the installation of the windows.

You're confident that new home in the Winston-Salem area is perfect.

But is it really? There are no guarantees when it comes to new construction.

That's why you should consider having a home inspection before you sign the papers to buy your new home -- just as you would when buying an existing home. An inspector is trained to spot construction defects, which can include:

  • An incorrectly installed roof. If not done properly, it could need to be replaced.
  • An insufficient area for mechanical components, such as the furnace and water heater.
  • Poorly installed siding that could need to be replaced.
  • Uninsulated basement walls or improper insulation in the home. That could require removing ceilings and walls.
  • Failure to install ventilation in the crawl space, which could result in damage from condensation build up.
  • Structural issues that aren't easily fixable and might need an assessment from a structural engineer.
  • Poor insulation surrounding recessed lighting. That could cause air leaks and a subsequent loss of heat
  • These are just a few of the potential defects that our untrained eyes won't catch and could mushroom into big problems down the road. A professional inspector could the defects spot right away. Some repairs could be simple. Others could be costly.

That's why professionals recommend a home inspection. If the construction defects are not corrected before you take possession of your home, you might need to consult an attorney to learn your rights.
